LAND DEVELOPMENT PROJECTS
Corymbia Woods, Redbank Plains
As the development overrides the local authority planning scheme we were able to deviate from the standard road profiles with innovative solutions including one way road profiles, elimination of kerb and channels and the introduction of grass swales and landscaping works in the verges. This allowed us to maximise the retention of vegetation on site and provide significant benefits to stormwater quality solutions. |
DKS prepared the Corymbia Woods masterplan to obtain preliminary Development Approval (3.1.6) for mixed use density development consisting of approximately 1800 lots. Works involved preliminary design of earthworks, roadworks, stormwater drainage and service infrastructure for this “Traditional Neighbourhood” urban designed development. The development layout particularly avoids the use of direct vehicular access to designated roads with alternate side and rear access laneways used wherever possible. This project has been recognized as a proto-type development for the similar masterplanned development at the Ripley Valley (Western Corridor) which will have ultimate populations in excess of 100 000 people. This development required the integration of engineering solutions into the housing styles developed by the Architects particularly due to the steep topography that was evident on the site.
